Hello, Alex, here from Free Spirit Alpine and welcome to our Val d’Isère summer property update.

It is the beginning of the summer season here in the Tarentaise valley and already the resorts are starting to get busy. The glaciers are open for summer skiing and Val d’Isère and Tignes are already to starting to feel buzzy.

So, let’s talk about the property market. 

The property market in Val d’Isère continues to go from strength to strength. It appeals to investors who are looking for a snow sure ski area combined with the high-end luxury shops, bars and restaurants in an authentic village.

In the new build market, we have seen quite a few new developments coming to market in the last 12 months and surprisingly for Val d’Isère the developers are in a position where they have more inventory on their hands than perhaps they have been used to.

Prospective buyers can look at opportunities in a super high-end development in the centre of resort, luxurious ski-in ski-out apartments with private swimming pools or a development that combines proximity to the slopes with a central location and offers a wellness centre and swimming pool within the residence.

In the large apartment / chalet resale market demand completely outstrips supply. Resale chalets and large apartments are hard to come by, we have a number of serious clients registered with us looking only at resales. Now is the time for any potential vendors to put their property on the market.

Interestingly we have a really gorgeous 600m2 chalet available which is perfect for entertaining friends or family, complete with the benefit of views that have to be seen to be believed!

The strength of Val d’Isère and Tignes property market has had a knock-on effect to the surrounding villages. Villages such as Tignes Les Brevières have had a huge surge in popularity with buyers who have been priced out of the surrounding resorts. Les Brevières offers outstanding value for money, whilst benefiting from the world class skiing of Val d’Isère and Tignes. It also come in to its own in the summer, benefiting from its sunny exposition and a lower altitude meaning warmer weather.

Ste Foy is also on the up. It has always been popular with families who love its family friendly ski area but the availability of great value resale chalets, combined with the amazing off piste and ski touring and proximity to the ski areas of Val d’Isère, Tignes, Les Arcs and la Rosière, mean that it is appealing to a much wider audience.

We have just taken on 3 chalets here in the centre of resort moments away from the slopes.

Looking forward to next winter, the Vallon cable car which links the Le Fornet ski area to the glacier is being replaced this summer, meaning that the glacier will become even more accessible than before.

Le Fornet Village, which is already super desirable, is going to become more and more popular as the new faster lift opens up the Le Fornet / Glacier ski area especially as the links into the resort centre are now so easy with the reliable, quick bus service.

We have off market opportunities available in the Le Fornet village which will be sure to sell quickly.

In terms of future trends, I think that as we saw at the beginning of the winter season, the huge price increases we experienced post Covid have slowed down, and we are in a more stable market. However, the Val d’Isère market remains strong, benefiting from investors appreciating the snow-sure ski area and the authentic village atmosphere, whilst the scarcity of resale properties keep prices buoyant.
