Courchevel is made up of four resorts, Courchevel 1850, 1650 (moriond), 1550 (village) and Le Praz. Each resort is different, but all share the stunning Trois Vallees ski domain and lift network. For property buyers, the different resorts have differing property styles, and of course prices. Significant infrastructure improvements in recent years have transformed the middle resorts (1550 and 1650) making them very viable alternatives to their glitzier neighbour in 1850. The older, more traditional resort of Le Praz is more peaceful but has a year round community at a lower altitude. For years the property market was dominated by Courchevel 1850, with prices there peaking pre recession at over 30,000 Euros per sqm. Today, 1850 has kept its cachet but prices are a little keener, though be warned, tales of post crash ‘fire sales’ were exaggerated.

Courchevel 1650

Moriond is a wise choice having had considerable infrastructure changes over the last 10 years. Select new build developments have helped change the property landscape and improved the resort visually, new restaurants, bars and Hotels have followed.  Expect to pay upwards of 12,000 Euros per sqm for well placed new developments and up to 20 -25,000 Euros per sqm for something special.

Courchevel 1550

The traditionally more family orientated resort of Courchevel Village has also seen considerable investment. New developments here have again led the way in pleasing architecture. The ski in ski out Les Brigues quarter of the resort has beautiful views and is an area much sought after. Prices in this resort vary tremendously depending on the age and location of its stock – expect to pay upwards of 12,000 Euros per sqm.

Le Praz

The authentic resort of Courchevel has a beautiful maze of old village properties side by side with low rise apartment residences and some lovely detached Chalets. Property here is sought after, and although those looking for full season sun should look elsewhere, prices have kept steady in recent years.  We are currently expanding our portfolio here and we have a number of ‘off market’ properties available. Newly refurbished properties here are currently commanding prices from 11-15,000 Euros per sqm, often more.
