Our Courchevel agent Dave Morris reviews the current Courchevel property market and gives us his picks of the property to buy now
Here’s a quick round up of all things Courchevel Property as we look towards the 2024-25 season. If you are a prospective buyer it is always a good time to have a good understanding of the current real estate market so you can see what to pinpoint looking forward.
Firstly, there are some new build projects that could be interesting in Courchevel and La Tania. We have a longstanding relationship with this superb developer and we have sold many of their properties over the last fifteen years. They offer modern, exceptionally finished ski apartments ranging from some great ‘lock up and leave’ family apartments to some 6+bedroom apartments that provide a serious alternative to a chalet. Currently there are two residences being built in Courchevel 1650, Sundance Lodge and Steamboat Lodge. They are due to be finished towards the end of 2025 and buying off plan gives you a number of distinct advantages. If you are quick there is still time to dictate the interior design of the apartment and even sometimes certain elements of the layout. You also can take advantage from reduced notaire fees and a TVA rebate scheme providing you rent out the property for some weeks of the winter.
The reduced VAT and notaire fees and the rental return can make a significant saving on the purchase price.

Looking over to Le Praz, many people love the charm and authenticity of this village in Courchevel. They also love the summer aspect of this location too. The lake becomes a focal point with swimming in 33 degree heat in the summer and the bubble out of the Alpinium runs during the day for those that set off mountain biking or hiking. Its popularity means there is never a lot of property for sale in Courchevel Le Praz and anything available tends to sell fast.

Looking up to Courchevel 1850 there are some exciting opportunities to be seized if a chalet is what you have your mind set on. Lately there has been some conflict between what sellers are asking for and what buyers are prepared to offer. To make sense of this, often chalets of excellent and modern condition inside and out command high prices in Euros per m2 and this sometimes draws chalets that are a little older into the same bracket. However, for chalets that need some renovation inside there can be some margin for negotiation and it is good to be ‘au fait’ with this distinction. The other thing to mention is that, as always, we have a number of chalets we can show you, some that are exquisite, but as is often the case we can’t always show them all on the website.
